The "Fix and Flip" rehabilitation loan is one of our most popular products. Available for single, multi family and commercial properties. Our borrowers are real estate entrepreneurs and we assist in financing their business growth. We understand that savvy real estate investors don’t have the time to wait for conventional financing. Conventional lenders typically do not fund distressed properties or hard money rehab loans. Informed investors know that easier access to funds and fast closings equate to more deals and higher profits.
"Fix and Flip" Rehabilitation Loan Program Basics
Property Type(s) 1 - 4 unit investment properties.
Lien Position First mortgage only.
Standard Terms 12 month/Interest only loan program.
Advance Rate Up to 90% of the purchase price and 100 % of the rehab costs. Maximum LTV of 75% of the ARV (after-repair-value) of the property.
Renovation funds Usually advanced in one to three draws, and wired into your account. Rehab portion of the loan typically not to exceed 100% of acquisition cost unless otherwise approved.
Guarantee Personal guarantee required.
